December 8, 2011 NJGCA Dear Exxon Retailer, Congratulations for attending last night’s NJGCA Right of First Refusal Workshop. I am so enthusiastic that you have this opportunity to purchase your location, and I am encouraged that many of you chose to attend even though you are unsure if you are able to afford this purchase. I hope that I made it clear how important it is for you and your family to find a way to either purchase the property yourself, or take advantage of an option that would have another party make the purchase on your behalf and lease it back to you. PLEASE CONTINUE TO EXPLORE ALL POSSIBILITIES NO MATTER HOW CUMBERSOME OR TIME CONSUMING THE PROCESS IS! Your ability to not only survive but ultimately prosper will be worth it once you control the property. I also hope I stressed the importance of making the right deal with the right supplier of Exxon products. The 33 years of experience that I have dealing with many suppliers, both major oil companies and distributors demands that I make certain that you DO NOT make a deal with an EVIL supplier. With few exceptions they will ALL tell you nice things, and they will ALL make you think that they will never hurt you or go back on their word, and they will ALL cut your throat and make you bleed someday. Unless a supplier has a PROVEN TRACK RECORD of being a dealer friendly and supportive operation you should not make a deal with them. You will regret making a deal with one the others that are lurking in the petroleum supply business, even though they may present themselves with smiling and friendly faces. Their assurances are not to be believed! I have presented you with 4 Exxon distributors that have the PROVEN TRACK RECORD that I mentioned. Dealers from New Jersey and other states will gladly sing their praises. Yet there are mountains of horror stories from dealers that have had the misfortune of dealing with some of the other distributors on the list given to you by Exxon. Some of these distributors have ruined lives and destroyed families….and they did it with a friendly smile and a reassuring promise not to do so! Due diligence is also a factor in making all environmental concerns with regard to your purchase. I hope that last night I provided you with the experts and people that have served NJGCA members reliably, faithfully, and most important of all-fairly. Once you have completed your transaction with the proper attention given to both fiscal and environmental concerns, you will be able to sleep peacefully at night. Because it was so crowded last night, it may have been difficult for you to visit with each of the people we asked to assist you in areas of finance, supply, environmental and legal advice; I have provided a list below with their names and contact info. I have listed them in categories. There are many other categories of professionals that you will need reliable services from but they were not invited last night because I thought it was important to focus on the immediate areas of action that pertain to finance, supply, legal, and environment. However, NJGCA can assist you to secure the best services possible with the required insurance you will need for your property and business. Adding more professionals to last night’s program would have crowded the agenda. I will be in touch with you soon with more contact info that will be useful in this transaction.
